Buying your first home in Phoenix is a big step, and it can feel like there are a hundred moving pieces. The good news: today’s market gives first-time buyers more choices and more room to negotiate than they have had in years, and Arizona has several programs that help with the down payment. This guide walks you through the process from start to keys.
Why 2026 Is a Good Time for First-Time Buyers in Phoenix
Inventory across Greater Phoenix has grown, homes are taking longer to sell, and many sellers are willing to help with closing costs or a rate buydown. That means you can keep your inspection contingency, take your time on a decision, and negotiate on more than just price. For the latest numbers, see our October 2026 Phoenix market update.
Step 1: Check Your Credit and Budget
Before you look at a single home, pull your credit reports and know your score. Your credit score affects which loans you qualify for and the interest rate you will pay. Then build a realistic monthly budget that includes the mortgage payment, property taxes, homeowners insurance, HOA dues (common in many Valley communities), and utilities. Arizona summers mean higher cooling bills, so plan for them.
If your credit needs work, don’t give up on homeownership. Our lease-to-own program lets you move into a home now while you rebuild your credit.
Step 2: Get Pre-Approved
A pre-approval tells you exactly how much you can borrow and shows sellers you are a serious buyer. Common loan options for first-time buyers include:
- FHA loans: low down payment and more flexible credit requirements.
- Conventional loans: low-down-payment options for buyers with solid credit.
- VA loans: no down payment and no PMI for eligible veterans and service members.
- USDA loans: zero-down financing for eligible homes in qualifying areas.

Step 3: Look Into Down Payment Assistance
Many first-time buyers in the Valley qualify for help with the down payment and closing costs. A few programs to ask your lender about:
- Home Plus (statewide): up to 4% of the loan toward down payment and closing costs, available anywhere in Arizona. Income limits apply, and one borrower must complete a homebuyer education course.
- Home in Five Advantage (Maricopa County): assistance of 3% to 6% of the loan amount, provided as a second loan that is forgiven over time as long as you stay in the home. Funding for some options can run out, so check current availability.
- City of Phoenix Open Doors: for first-time buyers purchasing within Phoenix city limits who earn at or below 80% of the area median income. Assistance can reach up to 10% of the purchase price, and homebuyer education and counseling are required.
Program rules, income limits, and funding change often, so confirm the details with an approved lender before you count on them. Learn more in our guide on how to get down payment assistance.
Step 4: Plan for Closing Costs
Beyond the down payment, budget for closing costs. These include lender fees, the appraisal, title insurance, escrow fees, and prepaid property taxes and insurance. In Arizona, buyers commonly pay around 2% to 5% of the purchase price, depending on the loan and the deal. In today’s market, it is often possible to negotiate for the seller to cover part of these costs.
Step 5: Choose Your Neighborhood
The Phoenix metro is huge, and every area has a different feel and price point. Think about your commute, schools, HOA rules, and whether you want a newer master-planned community or an established neighborhood. Our Phoenix-area neighborhood guide is a good place to start.
Step 6: Make an Offer and Close
When you find the right home, your agent will help you write a strong offer based on recent sales nearby. After your offer is accepted, you will typically have an inspection period, an appraisal, and final loan approval before closing. Arizona uses escrow and title companies to handle closing, and most purchases close in about 30 to 45 days.
